1. How do I view a property I'm interested in?

You can call 706-225-8455 to schedule an appointment for the property you wish to see or visit this link instead https://showmojo.com/d6626aa06e/listings/mapsearch.

2. I like the property and want to submit an application...Where do I do this?

Your application is submitted online at aadvantage.managebuilding.com. Click on the "Apply Now" tab.

3. How old do I have to be to submit an application?

You must be at least 21 years of age

4. How much is the application fee and who is required to pay it?

All Applicants must pay a $45 application fee, this includes all occupants 18 years of age or older who will live in the property but will not be responsible for the rent.

5. What happens if more than person applies for the property?

If multiple applications are received on the same property, they are processed on a first come, first serve basis. s This fee is not refundable once the credit report has been requested. Before submitting an application, please be sure that you have sufficient funds to reserve the home once approved. Reservation Fee is the same amount as rent. Please review all requirements under the "Requirements" tab...

6. I am a service member and may receive orders...Does your lease have a military clause?

Yes...you can review it in the Sample Lease on this site...

7. My credit is not good...What is your criteria for approving or denying an application?

8. How much is the security deposit?

The security deposit is the rent amount plus $200 but can be more if application is conditionally approved.

9. I want to move in the middle of the month? Will my rent be pro-rated?

Yes

10. Do you allow pets and how much is the fee?

Please refer to the info located under the Requirement Tab at aadvantage.managebuilding.com. No dangerous breeds allowed.

11. Do you accept tenants qualifying for the Housing Assistance Program (HAP)?

Yes, but only certain homes qualify, please email or call to verify.


12. How do you determine application approval?

13. I'm starting a new job, how will this affect my application?

If your new employment is to begin shortly, the applicant must provide a "letter of intent" to hire from the employer, which must include hire date, rate of pay and anticipated length of employment. 
 

14. What fees will I need to pay if I have to break my lease?

Depending on your specific circumstances and the reason for breaking your lease, the fees may vary. Please discuss this with our leasing office.


15. How do I pay my rent online?

Visit your Resident Website, aadvantage.managebuilding.com. Once all the paperwork and lease has been executed, you will receive a password to sign in and you will be able to pay your rent online and view your lease ledger as well as documents, such as your lease, at any time.

16. How long does it take to get the application approved?

The speed at which we can approve or deny an application, depends on you and your promptness to submit all required steps and documents, please refer to the 5 steps at bottom of page under the Requirements tab. Please keep a close eye on your email during this process. If no documentation is received within 48 hours of application, the application is cancelled.
