Requirements

Please review the qualification and application guidelines below before completing your rental application. An overview/summary is provided at the bottom of this article.

Please note that nothing contained in these guidelines constitutes a guarantee or representation that all current occupants have met these guidelines. This document serves as a guideline for applicants and is not intended to be comprehensive.

Screening and application requirements are subject to change. We will provide you with further details, terms and conditions throughout the process.

Application fees cover the cost and administration for running individual background, credit, eviction and rental history checks and are NON Refundable. If more than one application is received, they are processed simultaneously. The most qualified applicant will be approved.

Time is of the essence, therefore an applicant must submit any additional requested documents within 24 hours of application submission or the application is subject to be cancelled.

Applying to Aadvantage H. Realty, LLC does not guarantee approval by the Landlord, nor does it constitute a lease for the home which you applied.
Only if approved by the Property manager will you be given the opportunity to pay a reservation fee (equal to the amount of the security deposit) and sign a lease in order to reserve a property. 
We receive a lot of applications. However, some applicants do not receive an approval, pay a deposit and/or sign a lease. We continue to accept applications until one applicant has completed all necessary steps to reserve the property.

Screening Policy

Age  – Minimum Age to apply: 21 years old

Application Fees -Primary applicant and all other occupants 18 years of age or older, who will live in the property but will not be responsible for the rent, must complete an application and pay the non-refundable Application Fee ($55 per person except as prohibited by law). All other occupants who are younger than 18 years of age at the time that you complete the Application do not need to pay the application fee, but are required to be listed on the lease as occupants.

Credit Check – We will request a credit report on all applicants to verify credit worthiness. Credit checks are currently performed by TRANS UNION, however, tenants will not be qualified or disqualified solely for having a credit history. 

APPLICATION APPROVAL PROCESS: We take many things into consideration when evaluating an application, such as credit history, background check, a 3rd party rental history verification (provider of rental history cannot be related to the applicant), evictions, bankruptcy, length of employment and income. 

Employment: We request an employment verification letter and W-2 and most recent paystubs.

Reservation Fee: The fee is collected once an application is approved, must be paid within the same business day of approval, if not paid the same day of application approval, we reserve the right to accept, process and approve other applications.

Before applying be sure that this is the property you want to avoid losing money!

This fee serves as liquidated damages in the event that you back out of the agreement. Should you decide to terminate after approval and before move in, depending on how much time has lapsed in lost time of marketing the property , the reservation fee will be forfeited in full (if cancelled after 14 days) or pro-rated on a daily basis of the advertised rent amount if cancelled prior to 2 weeks. Additionally, a $150 processing fee is charged.

If you move forward with the agreement and move into the home, then the reservation fee is applied/converts towards your security deposit. A $85 move in Administration fee is charged on the day of move in for meeting you at the property, going over the inspection findings, take off the lockbox, turn over the keys and answering any additional questions etc. 

Income – Applicants must provide proof of verifiable gross household monthly income through employer pay stubs or tax returns if self-employed. Total rent payment per month cannot be more than 32% of the applicants’ combined gross monthly income. Applicants who meet this criteria with a good credit history will only need to pay a security deposit and first month’s rent prior to move in. (rent is prorated based on date of move in). Please note: Applicants may be required to pay additional deposits or advanced rent to reserve a property based on all data retrieved.

Additional information or documents may be requested to clarify certain information on your application. 

Formula: Your Income X 32% = Approved Rent Amount.

All properties shall be leased for a period of one year unless stated otherwise, please refer to your lease agreement for all terms.

For applicants who meet all application guidelines the Security Deposit due at Move in is equal to 1 months rent plus $200.00 for GA properties (i.e.: If the rent is $1,000.00 per month. The deposit would be $1,200.00. A third party provider may be paid monthly in lieu of a security deposit with landlord approval, we will provide more information upon request.

The reservation fee (equal to 1 month rent),paid at time of application approval to hold the house, is applied towards the security deposit. Alabama security deposit is the same as rent, however, we reserve the right to collect an additional refundable $800 Eviction Liability Fee if necessary or last month rent.

Guarantors – Guarantors must complete an application, pay the application fee and meet the following requirements:

Guarantors (Co-Signers) are restricted to immediate family members who assume responsibility for all payments pursuant to the Lease.

Credit – Credit score of 650 or higher
Income – Income is at least 4 times the rent

Background Check – A criminal background check will be conducted for each applicant and occupants aged 18 years or older. A conviction for the illegal manufacture or distribution of a controlled substance is cause for an automatic denial of an application by the Landlord. Criminal convictions relating to violent acts, crimes of dishonesty or breach of trust, or matters of similar nature or severity, may be cause for denial of an application. In addition to the nature and severity of the conviction, the Landlord will consider factors including, without limitation, the amount of time that has passed since the relevant conviction and whether such conviction could reasonably be deemed to be indicative of a potential risk to safety and/or property.

Rental History – If you have not lived or live in a property you own, you will need to provide a copy of a valid lease agreement signed by your landlord and you, the tenant (applicant) and ONE of the following: (i) six months of bank statements showing monthly rental payments, (ii) six months of cancelled rent checks or (iii) six months of rent payment receipts AND submit a signed, blank rental history release form, downloadable during the application process. Failure to provide the above maybe subject to denial of the application.

Pets / Animals –  ALL PETS to include Service Animals or Emotional Support Animals, must be disclosed at time of application, NOT AFTER and a reasonable request for accommodation must be made through aadvantage.petscreening.com PRIOR to submitting your application as this process takes a few days. You must go to aadvantage.petscreening.com and complete the Screening process. You are required to disclose in your application all pets that will reside in the property. Maximum pets allowed will depend on the individual property being advertised, any pet will be approved on a case-by-case basis. NO DANGEROUS BREEDS allowed except as prohibited by law.

Pets are subject to a one-time non-refundable fee of $350 per dog/cat due at move-in, Pet rent is by weight: 1-40lbs = $25.00/month; 41lbs or greater = $45.00/month. 

The pet fee does not apply to service animals* or for small caged animals. Proper documentation for service animals is required at aadvantage.petscreening.com and are to be disclosed prior to submitting an application at aadvantage.petscreening.com. Fish Tanks of 5 Gallons or more must be disclosed by tenant. Please note: you are still liable for any damage your pet might cause.

Undisclosed pets are subject to a first time violation fine of $350, and a $25 daily fee until it is confirmed that pet has been removed.

*A service animal is any animal that assists a person with a physical or mental impairment. A service animal is not a pet.

Applicants may be asked to provide a photograph and veterinary records showing that vaccinations are current for each pet.

Resident(s) will abide by the rules and regulations of any applicable Homeowners’ Association (HOA) and/or local ordinances as it relates to pet and breed restrictions

Smoking Policy Smoking is strictly prohibited inside any unit and subject to security deposit forfeiture and/or damages.

Military Clause - Yes

Lease Variations: Applicants With Licensed In Home Care Business - Aadvantage H. Realty, LLC does Not Lease Properties To Applicants Who Operate In-Home Care Centers.

Insurance Leases - Aadvantage H. Realty, LLC does not accept insurance leases or any type of short term (under 12 months) housing leases

Final decisions on all applications are based on standard criteria, including but limited to rental history (verified by an unrelated 3rd party) and credit history, evictions, bankruptcy, income, income/debt ratio, length of employment, ability to pay rent, move in date and background check results as well as additional documents requested and not received to help reach a decision . 

Automatic Application Denial

Prior Evictions within three (3) years of application
Identity cannot be verified
Income/Employment cannot be verified
Open bankruptcies or bankruptcies within past 2 years

3 or more recent late payments (within last 12 months)
Insufficient income – Total rent payment per month is more than 42% of the applicants’ combined verifiable gross monthly income
Any landlord collection in the past 3 years
Overdue debt/collections of $3000 or more, including balances on outstanding civil judgments (does not include student loans or medical bills)
A conviction for the illegal manufacture or distribution of a controlled substance
Registered Sex Offenders
Misrepresentation(s) or falsifications of application (Many cross checks are being performed to avoid fraudulent applications; fraudulent documents//information submitted by an applicant to gain approval for an application maybe subject to being reported to the proper authorities)

 

APPLICATION COMPLETION REQUIREMENTS

Before applying, ensure that you have the amount of the reservation fee available at time of approval, house will not be taken off the market until paid (Note: We reserve the right to take a home off the market which has pending applications if too many leads are generated from an ad). (The Reservation Fee converts to the security deposit at time of move in, which is equal to the rent amount of the home you are applying for plus $200 in GA).

If you pay the reservation fee and later change your mind about going through with renting the home, some or all of the reservation fee is forfeited, depending on how much time was lost in marketing the house, the reservation fee will be forfeited in full (if cancelled after 14 days from day of approval) or pro-rated on a daily basis of rent amount if cancelled prior to 14 days.

Please note: Move in time should be 4 weeks or less from time of application, ideally 2-3 weeks.

 All documents must be attached at time of application, additional documents requested must be submitted no later than 24 hours from time of application. If documentation is not received, your application will be cancelled and your application fee is forfeited. Your application can be reinstated for 30 days from time of cancellation for another property available by Advantage H. Realty, LLC without having to pay another application fee. If you choose to take advantage of this option, all terms above apply.

PLEASE NOTE: All occupants 18 and older have to submit a separate application and authorize background/credit check

PLEASE NOTE: The biggest hold-up in getting your application processed is the WRONG EMAIL FOR YOUR LANDLORD(S) - Please VERIFY with him/her before filling out your application

Your application is complete only upon our receipt of all six (6) application requirements listed below, seven (7) for pet owners.

1.Complete and Sign the Rental Application and complete the authorization request sent to you via TransUnion – Fill out and electronically sign the lease application. By completing and signing the lease application, the Applicant(s) authorizes Aadvantage H. Realty, LLC to verify credit history and run a criminal background check, as well as income verification and rental history verification.

2.Photo Identification – All applicants must provide a legible copy of their driver’s license or other government issued photo I.D. (e.g. Driver's License, Passport, Permanent Resident Card, etc.).

3.Income Verification Documents

If employed by a company – Recent pay stubs to verify your monthly income and employment. Two (2) if paid twice per month or four (4) if paid weekly, and an employment verification letter and most recent W-2.

If self-employed / business owner – Most recent tax return and 6 months bank statement summary.

If income is from pension / disability / child support / Section 8 and or any other benefit – (i)Court approved settlement documents and/or government benefit documentation, such as vouchers, and (ii) 6 months bank statement summary

4.Rental Payment Verification Documents – If you don't live in a property you own, please send a copy of your current and valid lease agreement and ONE of the following: (i) 6 months of bank statements showing monthly rental payments, (ii) 6 months of canceled rent checks or (iii) 6 months of rent payment receipts. The requirement for proof of rental payments does not apply to Applicants who owned their own home for the six (6) months prior to the lease term, last mortgage statement or HUD settlement statement must be provided. The rental history must be good (monthly payments made on time, lease fulfilled, no damages to the home) and verifiable by a third party NOT related to the applicant. 

5. Signed Rental History Release Form -   Sign at the top right where indicated and print your name and current address on the left, scan back to us at aadvrealty01@gmail.com. If you don't have a scanner, you can use Camscanner, an app that you can install on your smart phone. Please choose "PDF" format.

6.Pay Application Fee(s) – A non-refundable Application Fee of $55 per adult occupant 18 years or older, except as prohibited by law, is required prior to submitting the online Application. All application fees are NON refundable once application is submitted. Payment is made via credit or debit card. 

7. PETS: ALL PETS to include Service Animals or Emotional Support Animals, must be disclosed at time of application, NOT AFTER and a reasonable request for accommodation must be made through aadvantage.petscreening.com PRIOR to submitting your application as this process takes a few days. You must go to aadvantage.petscreening.com and complete the Screening process. You are required to disclose in your application all pets that will reside in the property.
